You should always make informed decisions as your realtor provides valuable advice and knowledge so that you feel confident in selling your real estate.

Once you choose a realtor to sell your home, you will be required to sign a listing contract also commonly referred to as a listing agreement. Before you sign the listing agreement, it is imperative to discuss marketing plan with your realtor and clarify the terminology used in contracts by asking questions.

 

Keep sellers in mind that price of property is determined by the market forces such as demand and supply. So, it should neither be too high or too low.

 

If you do not want to include any item in the selling price, tell your realtor before setting up listing agreement in the initial meetings to avoid any issues later.

 

You should be aware of that once all sellers have signed the contract and it would be legal binding on both the parties to complete this transaction as per the date and time mentioned there, after which the offer will become null and void means new offer must be created.

 

Don’t hide any minor or major defect in the property or any material information from realtor in regard to subject property.

 

Provide strata documents or strata management contact information to realtor so that your realtor can contact them to get necessary documents required to complete this transaction.

 

Listing agreement will be for specific period of time, and it will include the name of your Realtor and their brokerage, as well as the full legal name and address of the property owner.

 

Keep yourself up to date regarding the current market conditions and your neighborhood. Realtors use CMA – Comparable Market Analysis tool to guide seller with understanding market value of the property and setting up right price.

A possession date is the date the new owner can take possession of the property and the completion date is the date when money changes hands and the title is transferred to the buyer’s name. So, keep in your mind that you need to arrange new place for yourself before completion date.

 

If you receive more than one offer, it’s important to look in detail with each offer and your realtor will review the offers with you but the decision will be yours.

 

When you sell home before the mortgage term expires, you need to pay mortgage repayment penalty to lender. It may be thousands of dollars so take your wise decision for selling your home after considering all kind of expenses such as penalty for repayment mortgage, buyer and seller commission, closing cost, legal fee, improvement & repair cost, staging expenses if required and so on.

 

Consult your lender first to know if there would be any waiver or reduction in penalty if you take another mortgage from the same lender for your next house.
