There are some basic tips a buyer should consider before buying dream home because you would be spending your hard earned money and make monthly payments for very long period of time.

Do appropriate research, will save your money and time.

 

As you have other expenses apart from your mortgage like insurance, strata or maintenance charges, property taxes and all your personal day to day expenses.

 

Keep six months contingency fund for unforeseen circumstances to avoid unfavorable consequences if you miss your mortgage payments.

 

 

On or before funding from lender or before completion date, always be prepared for financial surprises apart from closing cost and taxes such as property transfer tax and GST if applicable.

Be adaptable (flexible) and ready to compromise for minor things at the time of selecting location and area. Always look for community, transportation nearby and other convenient services.

If you know that you are not qualified to buy the home you are looking for. Better to ask your mortgage broker first to know how much you can afford.

 

It’s always suggested to understand all terms and conditions in different forms you sign at the time you put offer. If anything, which you are not clear, ask your agent for an explanation.

 

Sign and ask your realtor to prepare a reasonable offer within the amount you can afford.

Prepare a list of all features you are looking for in your dream home.

Be aware about the services offered by your realtor, mortgage broker and other persons connected with real estate transaction.

 

 

You should not spend more than 40% of your gross income on monthly mortgage payment.

Choose right and licensed realtor who can guide you from the starting till completion of real estate transaction even after that.

 

If you are living on rent, compare monthly rent payment and mortgage payment, then take right decision. Your realtor may guide you and can give you financial & comparative analysis for this purpose.

 

Check all necessary items such as appliances, heating, cooling and water system are working in order at the time of possession.

 

Have building inspection done before buying house to avoid big unexpected fixing costs.
